We have owned the building for about 25 years during which time we remodeled almost everything, including most of the apartments, all of the common areas including the basement, etc. The seismic retrofit has been completed. There have been very substantial upgrades including restoration of the beautiful original plaster molding, restoration of hardwood floors in the entry, new lighting, etc. The lobby of the building is stunning, with beautiful plaster molding (with gold highlights), hardwood floors, an attractive paint scheme and new lighting. At the upper level lobbies I added additional plaster molding to extend the design theme of the lobby higher into the building.

The particular apartment for rent is on the second floor (third floor above Taylor, but two floors above the entry on Jackson street). It has a nice kitchen, with a black gas range, granite counters, and black microwave, and stainless steel refrigerator. I am going to be replacing all the black appliances on turnover with brand new stainless steel ones. The bathroom has very beautiful Spanish tile which extends to the ceiling. There is a large wall mirror. All of the plumbing has been upgraded with new drains and copper water supply pipes. All of the fixtures in the bathroom were new ten years ago. There are three closets. I would say the unit is medium in size – with a separate kitchen but no separate dining area.

The unit has a hardwood floor, double glazed windows and low voltage recessed lighting. Wiring in the unit is all new with lots of electric plugs. The telephone and cable wiring is also new. There is a voice control intercom to the front door of the building.

I installed a new laundry in the basement during the renovation work which has two Speed Queen washers and two Speed Queen driers. The basement is an attractive part of the building, unlike most others in San Francisco.
