June Market Overview

May is typically a stressful month for students as it is final exam time across the country and last minute cramming becomes a common practice. After finals are over, many students go home for the summer versus staying near campus. If they are leaving for the summer and haven’t found a place to live for the upcoming fall semester yet, time is not on their side. Depending on the university, many of the desirable rentals will already be leased up, leaving renters with fewer options and making the search for an apartment more difficult.

On the other hand, landlords can be just as stressed depending on how their leasing numbers are performing against prior years and competition. Leasing velocity will typically slow down compared to prior months as landlords try to get the attention of renters preoccupied with finals. With only a few weeks left before the fall semester, the race is on to fill any remaining vacancies.

June Rental Highlights

Georgia State University: GSU asking rents for May remained relatively flat with one bedrooms seeing the only decrease in units tracked or $2, or 0.2%. Two bedroom, $8 or 0.5%, three bedroom, $5 or 0.3% and four bedroom units, $20, 1.0%, all saw rents increase for the month.

Louisiana State University: In May at LSU, rents for one bedroom units saw a small uptick in asking price of $11, or 1.40%. Declines were seen in two bedroom, $3 / 0.3%, three bedroom, $37 / 2.2%, and four bedroom, $32 / 1.4%, units.

North Carolina State University: For the month of May, smaller units outperformed larger units at NCSU. One bedroom units increased by $7, or 0.8%, while two bedroom units increased by $15, or 1.3%.  Three bedroom units decreased $13, or 0.9% and four bedroom units decreased $29, or 1.8%.

Purdue University: Rents at Purdue were unchanged from April for one and four bedroom units types. Two bedroom units saw a slight decrease in asking rents by $2, or 0.2% while three bedroom units saw an increase of $17, or 1.1%.

Texas Tech University: At TTU, rents for May remained relatively flat from the previous month. One bedroom, $2 / 0.3%, two bedroom, $4 / 0.4%, and three bedroom, $7 / 0.4%, all saw slight decreases in rents. Four bedroom units increased slightly by $5, or 0.3%.

University of Alabama:  For UA, rents in May were relatively flat for one and two bedroom units. One bedroom units increased $4 or 0.6% while two bedroom units increased $1, or 0.1%. Three bedroom units decreased $23, or 1.7% while four bedroom units remained unchanged form April.

University of Arizona: For the month of May, rents at UA were flat for one and two bedroom unit types. Three bedroom units saw a jump of $33, or 2.1% while four bedroom units decreased $24, or 1.1%.

University of North Carolina at Chapel Hill: In May, asking rents at UNC were up slightly by $6 or 0.6% for one bedroom units. Two and three bedroom units saw decreases of $15 / 1.3% and $52 / 2.9% respectively. Four bedroom units were unchanged from April

University of Wisconsin-Madison: Rents at Wisconsin saw decreases in May for all unit types except four bedroom units, which had an increased asking price of $11, or 0.4%. One bedroom, $11 or 1.1%, two bedroom, $32 or 2.4% and three bedroom units, $4 or 0.2%, all decreased from April.

Virginia Commonwealth University: At VCU, rents decreased across the board for all unit types. One bedroom decreased $4 or 0.4%, two bedroom decreased $5, or 0.4%, three bedroom decreased $20, or 1.3% and four bedroom units decreased $24, or 1.3%.
